Essential Information for Tenants

  • Holding Deposit: 1 week’s rent payable to reserve the property while referencing is conducted.

  • Security Deposit: Equivalent to 1 month’s rent, registered with the Deposit Protection Service (DPS) within 14 days of your check-in date. You will receive a certificate with your unique DPS ID number.

  • Tenancy Type: We offer Assured Periodic Tenancies.

  • Initial Move-In & Rent: First month’s rent and deposit must be paid in cleared funds (direct bank transfer, banker’s draft, or cash—cheques are not accepted) prior to key handover.

  • Ongoing Rent: Rent is paid monthly in advance by standing order, set up for your original move-in date. Headstart Properties will provide a standing order form at check-in.

  • Permitted Payments:

    • Tenancy alteration fee: Up to £50.00 (inc. VAT) for requested changes to the agreement during the tenancy.

    • Lost keys or security devices: Payment of reasonably incurred costs (up to £50.00 inc. VAT).

  • Reference Consent: By applying, you agree for Headstart Properties UK Ltd to obtain referencing, credit checks, and employment details on your behalf.

  • Photographic Inventory: A detailed photographic inventory is provided at check-in. You have 7 days to review, note any discrepancies, sign, and return it.

  • Routine Inspections: Quarterly inspections are carried out on all fully managed properties. Any maintenance or damage will be documented with photographs and reported to your landlord.

  • Maintenance & Repairs: As a tenant, you must report any maintenance issues or necessary repairs as soon as they occur. Failure to do so may make you liable for subsequent permanent damage.

  • Emergency Support: Managed properties have 24/7 access to a partner of the company for any urgent maintenance needs.

  • Utility Charges: All monthly rents are exclusive of utility charges. You are directly responsible for Gas, Electricity, and Water bills. Meter readings are taken at check-in to help you transfer accounts into your name.

  • Council Tax: We notify the local authority upon your move-in. You are responsible for paying the calculated council tax until the date you hand back the keys.

  • TV License & Telephone: Tenants are directly responsible for the TV license and setting up/terminating their own telephone or broadband accounts.

  • Contents Insurance: You are strongly advised to obtain contents insurance for your personal possessions. Damage to landlord possessions or property caused by tenant negligence may incur excess charges.

  • Giving Notice: If you intend to vacate during a periodic tenancy, a minimum of 2 month’s written notice is required, expiring before a rent due date.

  • Checkout Procedure: Upon receiving notice, we will confirm the checkout process. A final checkout inspection will take place against the original inventory, meter readings will be taken, and all keys/fobs must be returned.

  • Property Condition: Properties must be thoroughly cleaned prior to checkout, all personal possessions removed, and mail redirected.

  • Deposit Return: Your deposit is returned via the Deposit Protection Service (DPS) after obligatory checkout checks are complete. Deposits cannot be used to pay your final month’s rent.
